Water storage tanks are some of the highest-risk components in any building's water system. Over time, sediment, biofilm, rust, and debris accumulate inside tanks — creating the perfect conditions for Legionella and other harmful bacteria to multiply. Regular cleaning and disinfection is essential to maintain water quality and comply with HSE guidance.

Our engineers carry out a full drain-down, internal inspection, manual cleaning, chlorination, and post-disinfection sampling to verify the tank is safe and clean before it goes back into service.
What's Included
Pre-Clean Inspection
We assess the tank condition, access arrangements, and any health and safety requirements before starting work.
Full Drain-Down
We safely isolate and drain the tank, managing the process to minimise disruption to building occupants.
Internal Cleaning
Manual removal of sediment, biofilm, scale, and debris. We clean all internal surfaces including lids, baffles, and overflow pipes.
Chlorination
We chlorinate the tank to a controlled concentration, maintain contact time, and then flush through to safe levels before returning to service.
Post-Disinfection Sampling
We take water samples after cleaning to confirm the tank meets microbiological standards before it goes back into use.
Completion Certificate
A detailed report including before/after condition notes, chlorination records, and sample results.
Why It Matters
L8 guidance states that cold water storage tanks should be inspected annually and cleaned when necessary. Tanks with poor-fitting lids, inadequate insulation, or visible contamination should be cleaned immediately. A neglected tank doesn't just put occupants at risk — it can also trigger enforcement action from the HSE or local authority.
